Adriatic Appraisal is a dynamic, all-around real estate consultancy, offering alongside valuation, building surveying, investment advisory, and market research services in Montenegro and the SEE region. We believe that we are a ‘new generation’ of valuers and consultants, with expertise which combines the local knowledge of our six-member Podgorica-based team, and an international level of service and professionalism in accordance with the standards of the Royal Institution of Chartered Surveyors (RICS).

Over the last year we carried out valuations of ca. €200 million of assets in Montenegro, having previously been responsible for the asset management of a portfolio of €600 million of commercial real estate. We are contracted with the largest local and international banks, and their wind-down entities, as well as private and institutional investors.

We have additionally offices in Bosnia and Herzegovina, Croatia, Romania, Serbia and Slovenia. We possess Professional Indemnity Insurance.




We in contact and have an extensive network of potential investors, locally and internationally, and our sales team is specialised in the brokerage for the following property types:

  • commercial properties and portfolios
  • distressed properties and portfolios

Backed by our asset management, valuation and building surveying team and legal partners, we provide support for the effective disposal of the banks’ distressed properties and portfolios, and for commercial properties.

We are readily available to negotiate a marketing programme for our clients’ properties and portfolios, while we focus on selling real estate ‘products’ rather than properties only. We understand that there is growing demand to present realistic profit expectations, potentially achievable yields to investors, advise them on market trends and the potential utilization of the properties, therefore, on request we also prepare the following types of analysis for our clients’ properties and portfolio to achieve the best sales results:

  • investment brochures, which focuses on potentially achievable yields
  • development brochures, which focuses on the introduction of achievable profits and return on investment
